Market trends
Three questions a Galway buyer actually asks, answered from the data we hold — the Price Register, Daft's sold feed, the CSO index and the live listings database. No forecasts; just the evidence. As of 05 August 2026.
Whose market is it?
Months of supply
Homes for sale ÷ monthly sold rate (3-month PPR average, skipping the newest still-filing month). Under 4 months favours sellers; over 6 favours buyers.
Y-axis truncated — it doesn't start at zero, so read changes in proportion, not the gap from the baseline.
Sold vs asking
Median sold ÷ asking per month, and the share that closed over asking. Faded bars: n under 50.

Time to sale agreed
Days from first listing to leaving the market, for listings that left the market since tracking began.
Median 41 days · n=668. Leaving the market ≈ sale agreed, but includes withdrawals.
Price cuts on current stock
Actives whose price today is below an earlier asking price we observed.
How to read this section
The leverage signals disagree slightly — that is the point.
Supply in the balanced band with rising stock is the buyer-friendly direction — but closing prices say sellers still win the endgame while most homes go over asking.
A market turning would show here first as the over-ask share sliding under 50%, then as supply pushing past 6 months.
Where are prices going?
Galway vs the official index
Quarterly PPR median for Galway, indexed to 2015 = 100, against the CSO index for West-region houses and national all-dwellings. The Galway line is a raw median (mix shifts move it); the CSO lines are mix-adjusted.

€ per m² by property type
Median sold € per m², quarterly, from sold listings with a floor area. Hollow dots: thin quarters.

Sold volume & median price
Monthly PPR sales: median price over the number of sales filed.
Hollow dots = thin months (n<4); their medians swing on a handful of sales.
Newest month faded — filings still arriving.
Y-axis truncated — it doesn't start at zero, so read changes in proportion, not the gap from the baseline.
What does money buy?
What's for sale vs what actually sells
